Parking
All vehicles must be parked in the driveway at the back of the property.
Trash & Recycling
- Trash must be placed inside the designated trash container.
- Place the container near the alley no earlier than 6:00 PM the evening before collection and no later than 6:30 AM on collection day (Wednesday).
- Return the container to the property by 9:00 AM the day after collection.
Air Conditioning
Please do not set the thermostat below 68°F (20°C). Lower temperatures can cause the AC system to malfunction or freeze.

Guest Safety Rules
By booking, entering, or occupying the property, you agree to follow these Guest Safety Rules. These rules apply to you, your group, visitors, invitees, minors, and anyone you allow onto the property.
These rules are provided to help reduce risk, but they do not eliminate all risks associated with staying in a private residence. You are responsible for using the property carefully, supervising children and guests, and reporting any unsafe condition promptly.
Emergency Procedures
In case of emergency, call 911 immediately.
Contacting the host is not a substitute for police, fire, medical, rescue, utility emergency, or other emergency services.
Upon arrival, please familiarize yourself with exits, door locks, stairs, fire extinguisher location, smoke detectors, carbon monoxide detectors, and any posted emergency information.

General Property Safety
The property is a private residence and may include ordinary residential risks, including stairs, steps, thresholds, curbs, decks, patios, driveways, walkways, furniture, appliances, electrical systems, outdoor areas, insects, wildlife, weather-related conditions, and uneven or slippery surfaces.
Please use all areas of the property carefully and only as intended. Do not use any area, item, appliance, furniture, equipment, or feature that appears unsafe, damaged, defective, or unsuitable for use. Report any unsafe condition to the host promptly.
Stair, Step, and Fall Safety
The property may contain stairs, steps, thresholds, curbs, decks, patios, or changes in floor elevation. Use handrails where available and take care when using stairs or steps, especially at night, in low-light conditions, while carrying items, or when surfaces may be wet.
Children, elderly guests, and guests with mobility limitations should be assisted as needed. Do not run on stairs, climb on railings, lean over balconies, sit on railings, or allow children to play on stairs, balconies, decks, or elevated areas.
Appliance Usage
Appliances are provided for normal residential use and are intended to be in working order. Read and follow any posted instructions before use.
Do not leave cooking appliances, ovens, stovetops, grills, coffee makers, irons, or other heat-producing appliances unattended. Turn off appliances after use.
If an appliance appears damaged, unsafe, or malfunctioning, stop using it immediately and contact the host. Do not attempt to repair appliances, electrical systems, plumbing, HVAC, gas equipment, or other property systems yourself.
Kitchen and Cooking Safety
Use caution when cooking or handling hot surfaces, sharp utensils, glassware, cookware, and cleaning products. Keep children away from hot stoves, ovens, grills, knives, and other kitchen hazards.
Do not pour grease, oil, food scraps, coffee grounds, wipes, feminine products, paper towels, or non-flushable items into sinks, drains, toilets, or garbage disposals.
Do not leave food unattended in a way that may attract insects, pests, or wildlife.
Electrical Safety
Do not overload electrical outlets, power strips, or extension cords. Extension cords must not be used as permanent wiring. Do not use damaged cords, exposed wiring, or unsafe electrical devices.
If you notice exposed wiring, sparks, smoke, burning smells, unusual heat, flickering lights, or any electrical hazard, stop using the area immediately. If there is immediate danger, leave the area and call 911 or emergency services. For non-emergency issues, contact the host.
Do not tamper with electrical panels, breakers, outlets, wiring, smart devices, routers, thermostats, or security/safety devices.
Smoke Detectors, Carbon Monoxide Detectors, and Fire Extinguishers
Smoke detectors and carbon monoxide detectors are installed where required and must not be disabled, covered, removed, unplugged, or tampered with.
A fire extinguisher is available on the property, and its location is noted in the welcome guide or posted instructions.
If you hear an alarm, smell gas, smell smoke, suspect carbon monoxide, or believe there is a fire or emergency, leave the property immediately and call 911.
Fire, Grill, Fireplace, Fire Pit, Candle, and Heat Safety
The use of fireplace is not allowed.
Never leave flames, embers, grills, candles, or hot surfaces unattended. Keep children away from fire, grills, fireplaces, candles, heaters, and hot surfaces.
Do not use grills or outdoor cooking equipment indoors, in garages, under covered areas, near doors or windows, or near flammable materials.
Comply with any burn bans, local fire restrictions, weather-related warnings, and posted instructions.
Outdoor Safety
Outdoor areas may include uneven terrain, steps, decks, patios, driveways, walkways, landscaping, rocks, curbs, wet surfaces, insects, wildlife, weather-related hazards, and low-light areas.
Use caution outdoors and supervise children at all times. Surfaces may become slippery when wet. Do not run, climb on railings, misuse outdoor furniture, enter restricted areas, or use outdoor spaces in an unsafe manner.
Be aware that Texas weather can change quickly. Use caution during rain, wind, storms, extreme heat, freezing conditions, or other hazardous weather.
Children and Minor Guests
Children and minors must be actively supervised by a responsible adult at all times.
Extra supervision is required near stairs, balconies, decks, pools, hot tubs, waterfront areas, docks, fireplaces, fire pits, grills, bunk beds, windows, driveways, streets, appliances, cleaning products, tools, exercise equipment, recreational equipment, and outdoor areas.
Do not allow children to play with locks, windows, doors, electrical outlets, appliances, remotes, thermostats, smart devices, safety devices, fire extinguishers, cleaning supplies, or property equipment.
Furniture, Bunk Beds, Cribs, High Chairs, and Children's Items
Use furniture and children's items only as intended. Do not stand on furniture, jump on beds, climb on furniture, overload furniture, or move heavy furniture.
If the property includes bunk beds, loft beds, sleeper sofas, cribs, pack-and-plays, high chairs, or similar items, inspect them before use and use them only as intended. Upper bunks, ladders, lofts, and elevated sleeping areas present fall risks and should not be used by young children or anyone unable to use them safely.
Report any loose, damaged, unstable, or unsafe furniture immediately.
Reporting Unsafe Conditions
Please report any unsafe, damaged, defective, missing, or malfunctioning condition promptly, including issues with stairs, railings, locks, lights, appliances, electrical systems, plumbing, HVAC, smoke detectors, carbon monoxide detectors, fire extinguishers, pools, hot tubs, furniture, pests, broken glass, leaks, or other hazards.
If something appears unsafe, do not use it.
Guest Responsibility
You are responsible for your own safety and for the safety, conduct, and supervision of your group, visitors, invitees, minors, and pets.
By booking, entering, or occupying the property, you agree to follow these Guest Safety Rules, the House Rules, posted signs, welcome guide instructions, and all reasonable host instructions.
Texas Short-Term Rental Guest Safety Acknowledgment, Assumption of Risk, Release, Waiver of Liability, and Indemnity Agreement
IMPORTANT NOTICE: THIS AGREEMENT AFFECTS YOUR LEGAL RIGHTS. PLEASE READ IT CAREFULLY BEFORE BOOKING.
This Texas Short-Term Rental Guest Safety Acknowledgment, Assumption of Risk, Release, Waiver of Liability, and Indemnity Agreement applies to the short-term rental property booked through this website, including the dwelling, land, parking areas, driveways, walkways, patios, decks, balconies, stairs, furniture, appliances, fixtures, amenities, equipment, and all other indoor and outdoor areas made available to Guest.
By selecting "I agree," submitting payment, completing a booking, entering the property, or occupying the property, Guest agrees to this Agreement on behalf of Guest and Guest's group to the fullest extent permitted by Texas law.
1. Parties Covered by This Agreement
For purposes of this Agreement, "Guest" means the person making the booking and all members of Guest's party, including family members, visitors, invitees, minors, and any other person allowed onto the property by Guest.
"Released Parties" means the property owner, host, property manager, booking operator, affiliates, members, managers, officers, employees, contractors, cleaners, maintenance providers, agents, representatives, insurers, and anyone acting on behalf of any of them.
Guest agrees that Guest is responsible for the conduct, safety, supervision, and compliance of all persons and pets Guest brings to or allows onto the property.
2. Review of Property Information, House Rules, and Safety Rules
Guest acknowledges that, before completing the booking, Guest had the opportunity to review the property listing, description, photos, amenities, fees, cancellation policy, House Rules, Guest Safety Rules, occupancy limits, parking rules, check-in instructions, check-out instructions, and any property-specific restrictions.
Guest agrees to read all such materials carefully and to share all applicable rules and safety instructions with all members of Guest's party. Guest understands that failure to read the rules does not excuse Guest or Guest's party from complying with them.
Guest agrees to follow all posted signs, written rules, digital instructions, safety warnings, Guest Safety Rules, House Rules, and reasonable instructions provided by the host or property manager.
3. Private Short-Term Rental; No Continuous On-Site Supervision
Guest understands that the property is a privately owned short-term rental located in Texas. It is not a hotel with continuous on-site staff, front desk personnel, security, medical personnel, lifeguards, or maintenance personnel.
Guest agrees to inspect the property upon arrival and promptly report any unsafe, damaged, defective, missing, or malfunctioning condition to the host or property manager. Guest agrees not to use any area, item, amenity, appliance, furniture, equipment, or feature that appears unsafe, damaged, defective, or unsuitable for use.
In an emergency, Guest must call 911 or appropriate local emergency services immediately. Contacting the host or property manager is not a substitute for police, fire, medical, rescue, utility emergency, or other emergency services.
4. Assumption of Risk
Guest understands and agrees that use of the property involves risks, including ordinary and inherent risks associated with staying in a private residence and using indoor and outdoor areas.
These risks may include, but are not limited to, slips, trips, falls, stairs, decks, patios, balconies, driveways, walkways, uneven surfaces, wet surfaces, low lighting, weather conditions, insects, wildlife, pets, parking areas, appliances, furniture, bunk beds, fireplaces, fire pits, grills, hot surfaces, sharp objects, cleaning products, tools, internet-connected devices, security devices, pools, hot tubs, waterfront areas, docks, recreational equipment, exercise equipment, bicycles, and other property features.
Guest voluntarily assumes all risks of injury, illness, death, property damage, theft, loss, inconvenience, emotional distress, or other harm arising out of or related to Guest's stay, Guest's party's stay, or use of the property, except to the extent such risks or claims cannot legally be waived under Texas law.
5. Conspicuous Texas Release and Waiver of Liability
TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, GUEST RELEASES, WAIVES, DISCHARGES, AND AGREES NOT TO SUE THE RELEASED PARTIES FOR ANY AND ALL CLAIMS, DEMANDS, DAMAGES, LOSSES, LIABILITIES, COSTS, EXPENSES, ATTORNEY FEES, INJURIES, ILLNESS, DEATH, PROPERTY DAMAGE, THEFT, LOSS OF USE, EMOTIONAL DISTRESS, OR OTHER HARM ARISING OUT OF OR RELATED TO GUEST'S BOOKING, STAY, OCCUPANCY, PRESENCE AT THE PROPERTY, OR USE OF THE PROPERTY OR ITS AMENITIES.
THIS RELEASE INCLUDES, TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, CLAIMS CAUSED IN WHOLE OR IN PART BY THE ORDINARY NEGLIGENCE OF ANY RELEASED PARTY.
Guest understands that this release is intended to be broad and inclusive, but it does not release claims that cannot legally be waived under Texas law, including claims for gross negligence, willful misconduct, intentional misconduct, fraud, or any other liability that Texas law does not allow to be released.
6. Guest Responsibility for Group, Visitors, Minors, and Pets
Guest is responsible for the conduct and safety of all members of Guest's party, visitors, invitees, minors, and pets.
Guest agrees that all minors must be actively supervised by a responsible adult at all times, especially near stairs, balconies, decks, pools, hot tubs, waterfront areas, docks, fireplaces, fire pits, grills, bunk beds, windows, driveways, streets, appliances, cleaning products, tools, exercise equipment, recreational equipment, parking areas, and any other potentially hazardous area or feature.
Nothing in this Agreement is intended to waive a minor's rights to the extent such waiver is not permitted under Texas law. Guest remains responsible for supervising minors and complying with all safety rules.
7. Indemnity and Defense
TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, GUEST AGREES TO INDEMNIFY, DEFEND, AND HOLD HARMLESS THE RELEASED PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, DEMANDS, DAMAGES, LOSSES, LIABILITIES, FINES, PENALTIES, COSTS, EXPENSES, AND ATTORNEY FEES ARISING OUT OF OR RELATED TO:
- A. GUEST'S BREACH OF THIS AGREEMENT, THE HOUSE RULES, GUEST SAFETY RULES, RENTAL TERMS, OR POSTED INSTRUCTIONS;
- B. DAMAGE CAUSED BY GUEST, GUEST'S PARTY, VISITORS, INVITEES, MINORS, PETS, OR ANY PERSON GUEST ALLOWS ONTO THE PROPERTY;
- C. INJURY, ILLNESS, DEATH, OR PROPERTY DAMAGE CAUSED BY GUEST, GUEST'S PARTY, VISITORS, INVITEES, MINORS, PETS, OR ANY PERSON GUEST ALLOWS ONTO THE PROPERTY;
- D. UNAUTHORIZED PARTIES, EVENTS, COMMERCIAL USE, FILMING, PHOTOGRAPHY, EXCESSIVE OCCUPANCY, SMOKING, PETS, PARKING VIOLATIONS, NOISE VIOLATIONS, OR UNLAWFUL ACTIVITY;
- E. UNSAFE, RECKLESS, NEGLIGENT, INTENTIONAL, OR CRIMINAL CONDUCT BY GUEST, GUEST'S PARTY, VISITORS, INVITEES, MINORS, PETS, OR ANY PERSON GUEST ALLOWS ONTO THE PROPERTY; OR
- F. CLAIMS BROUGHT BY THIRD PARTIES ARISING FROM GUEST'S STAY, CONDUCT, BREACH, OR USE OF THE PROPERTY.
This indemnity is intended to apply to claims arising from Guest's acts, omissions, negligence, breach of rules, misuse of the property, or failure to supervise Guest's party, visitors, invitees, minors, or pets.
8. Guest Safety Rules and Property-Specific Safety Instructions
Guest acknowledges that Guest has been provided access to the Guest Safety Rules, House Rules, property listing, welcome guide, posted signs, check-in instructions, and any property-specific safety instructions before or during the stay.
Guest agrees to read, follow, and share these rules and instructions with all members of Guest's party, visitors, invitees, minors, and anyone Guest allows onto the property.
Guest understands that the property may include ordinary residential features and risks, including but not limited to stairs, steps, thresholds, curbs, decks, patios, balconies, driveways, walkways, furniture, appliances, electrical systems, smoke detectors, carbon monoxide detectors, fire extinguishers, outdoor areas, weather-related conditions, insects, wildlife, pools, hot tubs, water features, fire pits, grills, fireplaces, recreational equipment, and other indoor or outdoor features, depending on the property.
Guest agrees not to use any area, item, amenity, appliance, furniture, equipment, system, or feature that appears unsafe, damaged, defective, or unsuitable for use. Guest agrees to promptly report any unsafe, damaged, defective, missing, or malfunctioning condition to the host or property manager.
Guest understands that the Guest Safety Rules and other safety instructions are provided to reduce risk, but they do not eliminate all risks associated with staying at or using the property.
9. Personal Property, Vehicles, and Valuables
Guest understands that the Released Parties are not responsible for loss, theft, disappearance, or damage to personal belongings, vehicles, valuables, cash, electronics, luggage, jewelry, documents, or other property brought to or left at the property, except to the extent required by Texas law.
Guest is encouraged to lock doors and windows when appropriate, secure valuables, avoid leaving valuables in vehicles, and obtain travel, renters, vehicle, health, or other insurance for Guest's stay.
10. Third-Party Services and Amenities
Guest understands that third-party services and amenities may be unavailable, interrupted, delayed, restricted, closed, or outside the Released Parties' control. These may include electricity, water, gas, internet, cable, streaming services, community pools, gyms, elevators, parking areas, beaches, parks, roads, transportation, food delivery, repair vendors, utility providers, public services, nearby businesses, and community facilities.
The Released Parties are not responsible for third-party acts, omissions, outages, closures, delays, restrictions, or conditions, except to the extent required by law.
Nothing in this section is intended to limit Guest's rights for a material misrepresentation made directly by the host or booking operator in the property listing.
11. No Guarantee of Weather, Utility Service, or Amenity Availability
Guest understands that weather, storms, natural events, power outages, water outages, internet outages, appliance failures, amenity closures, maintenance issues, neighborhood conditions, construction, road closures, and similar events may occur. Refunds, credits, or relocations are provided only as stated in the cancellation policy, rental terms, or as required by applicable law.
12. Damage, Excess Cleaning, and Rule Violations
Guest agrees to be financially responsible for damage, missing items, excess cleaning, unauthorized pets, smoking, parties, events, excessive occupancy, noise violations, parking violations, tampering with devices, and other violations caused by Guest, Guest's party, visitors, invitees, minors, or pets.
Guest authorizes the host, property manager, or booking operator to charge Guest for amounts owed under the rental terms, damage policy, House Rules, Guest Safety Rules, or applicable law.
13. Compliance with Laws and Community Rules
Guest agrees to comply with all applicable federal, Texas, county, city, HOA, condominium, neighborhood, fire, health, safety, noise, parking, trash, occupancy, and short-term rental rules and laws.
Guest agrees not to use the property for unlawful activity, nuisance activity, commercial activity, parties, events, filming, photography, or gatherings unless expressly authorized in writing by the host.
14. No Waiver of Non-Waivable Rights
This Agreement is intended to be enforced only to the fullest extent permitted by Texas law. Nothing in this Agreement waives any right, claim, duty, warranty, or liability that cannot legally be waived.
If any part of this Agreement is found invalid, illegal, or unenforceable, the remaining parts will remain enforceable to the fullest extent permitted by law.
15. Survival
The release, waiver of liability, assumption of risk, indemnity, defense obligations, payment obligations, damage obligations, personal property provisions, dispute-related provisions, and any other provisions that by their nature should continue will survive check-out, cancellation, termination, or expiration of the reservation.
16. Entire Agreement for Safety and Liability Terms
This Agreement supplements the Rental Terms, House Rules, Guest Safety Rules, cancellation policy, property listing, and any property-specific safety rules.
If there is a conflict between this Agreement and the House Rules, Guest Safety Rules, or Rental Terms, the provision providing greater protection to the Released Parties will apply to the fullest extent permitted by Texas law, unless prohibited by law.
17. Guest Acceptance
By selecting "I agree," submitting payment, completing a booking, entering the property, or occupying the property, Guest confirms that Guest has read, understood, and accepted this Agreement, the House Rules, the Guest Safety Rules, the Rental Terms, the cancellation policy, and all property-specific instructions applicable to the reservation.
Guest further confirms that Guest is at least 18 years old, has authority to accept these terms for the reservation, and agrees to ensure that all members of Guest's party comply with the House Rules, Guest Safety Rules, Rental Terms, and this Agreement.
Full refund if cancelled 14 or more days before check-in.
50% refund if cancelled 7–14 days before check-in.
No refund if cancelled within 7 days of check-in.
Refunds are processed to the original payment method within 5–10 business days.
The 3% payment processing fee is non-refundable in all cases.
